On 1 May 2026 all tenancy agreements that have already been signed will change. Tenancies will no longer be fixed term and can be ended by you giving at least 2 months' notice.
Each monthly period of your tenancy will start on the same day of the month as your tenancy started. In most cases, this will be the date you were entitled to move into the property.
That means if you’re hoping to leave your tenancy on 30th June, the date when student tenancy agreements traditionally end, you must act on 1st May. Find out how and why below:
Changes to your Current Agreement
The new Renters Rights Act does not just affect all future tenancy agreements but will also impact the current agreement you have with your accommodation provider.
When you signed at the beginning of the year, it’s likely that your contract came with an agreed start and end date (for example, 1st August 2025 to 30th June 2026). The new act now means that those dates no longer apply – rather than your tenancy ending on an agreed date, it’s no up to you to take action.

How to Give Notice
The new Renters’ Rights Act states that you must give Notice to Quit your tenancy by writing to your accommodation provider. But don’t worry, this is easier than you think!
You can post a letter, but a simple email or text is much easier. The new act has given you more powers, as accommodation providers can no longer dictate how notice is given.
We’d recommend a quick and simple email using the template below:
SUBJECT: Notice to Quit Tenancy
Dear [insert name of accommodation provider]
I am giving notice to end my tenancy.
I will be leaving [property address] on [tenancy end date], or the next date after this notice which is at least 2 months from service of this notice being the last day of a period of the tenancy.
Signed: [your signature]
What Happens if I’m Evicted?
To avoid asking their tenants to issue notices to quit, some landlords may take the step of evicting their tenants.
This can be a scary thing to receive, but don’t worry.
If you are hoping to leave your tenancy on the 30th June and you receive an eviction notice on 1st May, this simply means that the landlord is saving you the job of quitting the tenancy yourself.
